Daft House Price Report Q4 2011


Daft.ie Irelands largest online property website has released its 46th quarterly house price bulletin.
The final quarter of 2011 saw asking prices for houses fall by an average 7.7%. This was the sharpest decrease in prices to date and brought the total rate of decline for 2011 to 18%. The average asking price for a house in Ireland is now €175,000 which is 52% below the 2007 peak of €366,000.
Overall the most expensive one bed properties can be found in South County Dublin at an average of €180,000. An average of €40,000 will get you a one bed in Roscommon. The most expensive five bed house price can be found in North County Dublin with average prices of €700,000, the lowest average price for a five bed is in Longford at €140,000.
In terms of change the most significant price fall can be found in South County Dublin with an average fall of €322,000 with the largest percentage decrease located in Dublin City Centre at 62%.

The interactive data below summarises the state of the housing market at national level using the Daft house price index which summarises monthly change nationally. Data is also provided at county level offering a snapshot of current prices by county, level of change and by house type.

AIRO is collaborating with Daft and Economist Ronan Lyons of Oxford University to develop the first sub regional distribution of house prices in Ireland. Available via an interactive mapping tool, data will look at over 1060 unique sales zones and cover house prices, rent prices and rental yields. Sales and Rental prices will have details for: 1,2,3,4 and 5 bed properties, weighted average for 1-5 beds, Peak price, Current price and % fall in average price. Tool should be live on AIRO in the coming weeks.
